If you want to extend the single agency beyond the first 90 days and completely terminate the contract, use a similar wording: the single agency period of 90 days unfettered is intended to protect agents. From a real estate perspective, it is right that the broker receives the agreed commission when a broker uses his resources, network and links to market a property and they find a suitable buyer for a particular property. It is feared that following a marketing campaign, a seller will terminate an agency agreement and then agree, in private, to sell to a buyer who has inquired about the property as a result of the agent`s initiation and/or marketing efforts.
